Toronto - Micro Condos Planned for Smarthouse
With increases in land prices and construction costs, condo unit sizes within downtown Toronto are shrinking. But many developers have not incorporated a more modern design to accomodate smaller suites.
Develpoer Rony Hirsh, of Malibu Investment just launched Smarthouse, a 25 storey condo project, on Queen Street West. Smarthouse in conjunction with Urban Capital Property Group, have come up with revolutionary designs in space saving efficient condos within this new project. Units start at 289 square feet which is a small space but every thought has gone into maximizing space. Prices start in the mid $200, 000's and half of the 241 units are priced lower than $350,000. Completion is forecast to be for 2017.
With innovative ideas such as features that include retractable countertops, dishasher drawers, islands that can also be used as dining room tables, an all in one washer/dryer, convection oven-microwaves and stoves with two burners. Bthrooms will have combined vanity cabinets and sinks as well as recessed storage areas that have been possilble by redesigning the plumbing shafts. Many drawers and shelvesare offered within a full height closet. The overall idea is to make the space not feel small by having these space saving features.
The developers researched cities such as Tokyo and New York with dense downtown
living conditions for insight.
Smart House which is designed by architectsAlliance will also offer balconies with varying shades of red laminated glass. The fifth floor will offer such amenities as a party room and lounge with a kitchen and bar, a furnished guest suiye and a fitness room. There will also be a terrace that will have gas fire pits, barbeques, lounge seating and dining room tables.
There is also the option of purchasing space saving furniture from Smart House such as beds that fold up into a vertical unit when not in use, beds with storage underneath, as well as unique lighting and wallart.
This project is geared towards professionals who work in the area and investors who want these units as rental properties. Smart House could also accomadate those who do not live in the city but would like an urban address to get away to, to enjoy Toronto's downtown amenities.
